Geography of Venice, Florida in 2025


What is going on everybody, welcome to my take on Venice, Florida, this is the 2025 edition. The idea is a comprehensive guide whether you’ve never heard of Venice or you’re as deep in the weeds as possible, this is to replace all videos for this current time period. I want to kick things off with geography, not only how to shop below Sarasota but why does it matter in 2025, and how it plays into your day-to-day lifestyle depending on where you choose.

  • Where It’s At: Geography, like do you like where this is on a map, it’s more of a conversation of comparison. Being below Sarasota, south of Sarasota, you got downtown Venice island as the central kickoff point, the apex. Do we want to live above it, on it, adjacent to it, or below it, there’s a tradeoff with each option, something someone else deems important you deem a negative and vice versa.
  • Above Downtown Venice: First two towns you hit below Sarasota above downtown Venice are Osprey and Nokomis, complete drive-through towns to a lot of people. From Nokomis, 2.3 miles one way to Nokomis Beach, 3-4 miles to Venice Beach, 15 miles to Siesta Key, 22 miles to downtown Sarasota. New construction spottier, not as master planned, but you gain Venice without losing as much Sarasota.
  • Below the Island: Skip down to Wellen Park, southern Venice, northern Englewood, southwestern North Port, you’re chasing a home or neighborhood, pretty far south. Venice Beach turns to 8-13 miles, downtown Sarasota 33, Siesta Key 31, but you gain new construction, 3 miles from downtown Wellen Park, CoolToday Park, extra amenities, eye of the beholder kind of value.
  • Downtown Venice Itself: Historic Venice island, one of the only non-barrier islands, water to water feels incredibly closer, almost entire island you could walk to Venice Beach, Caspersen’s shark tooth capital, Brohard the only dog beach in the county. Cheapest median cost walking to a beach out of 25 beach towns I’ve studied, number one or two, still a unicorn if you’re okay with resale home urban infill weird housing stuff.
  • Why It Matters: Change of demographic, whole time I was growing up Venice was junior Sarasota, median age 69 or 70, now much younger, still has perks, lag in perception, still save money, opportunities, forming into its own town, standalone place you’d seek out, not just Sarasota and what’s around it.


Real Estate and Homes in Venice, Florida 2025


Section number two, we’re talking homes, real estate, what’s really at your disposal across the board in Venice, Florida in 2025. I want to separate this in two parts, first run around all different sections of town, median cost, types of homes, new construction builders and communities, then secondly how to think about some ways to shop the area, breaking news, current updates, more real-time releases sitting here in late March 2025.

  • Above the Island (Nokomis, Osprey, North Venice): Median cost Nokomis 538k, Osprey 693k, North Venice 546k, not that abundant, more coastal. New communities, Talon Preserve in Nokomis, restaurant on site, 7 minutes to two beaches, Vinara Taylor Morrison townhomes under $300k, Magnolia Bay by Mattamy, Theora of Venice by M/I, David Weekley, real family-friendly, more resale-driven market here.
  • Downtown Venice and Island: Venice island itself and adjacent like Pelican Point, Venice Gardens, 374k median cost, 100% resale other than urban infill, 33% condominiums, rest single family or villa, walk to beach from 60% of properties, old school laid-back town condominiums, not pre-construction luxury high-rises.
  • South of the Island (South Venice, Englewood, North Port): South Venice just under 400k, Englewood 355k, North Port 325k, most new construction options, 20-25 to pick from. Beachwalk by Manasota Key, golf cart to beach, Wellen Park, Playmore district downtown mile away, CoolToday Park, 250 plus live events a year, tiki bar, live work play turnkey thing, abundance not elsewhere below Sarasota.
  • How to Shop It: Juxtapose Beachwalk vs Pala, Beachwalk rare access to water 2.5 miles, Pala in Wellen Park 11 miles to Manasota Key Beach, 6 builders $650k to $1.5M. Talon Preserve vs Beachwalk, same builder, see how they price geography. Everly custom $1.2M plus, Lenar Golf Sarasota National affordable deeded golf 285-320k, keep eye on Makka Pines in Englewood, Taylor Morrison, John Cannon, 877 homes coming.


Lifestyle and Amenities in Venice, Florida 2025


Third and final section, along the lines of lifestyle, things to do, etc in Venice, Florida 2025. I don’t get crazy in this particular area, but a few things valuable if you resonated with previous minutes. This is all about a vibe and a feel, biggest determining factor isn’t some talent amenity, it’s that it’s not what Sarasota and Lakewood Ranch are.

  • The Vibe: Venice laid-back, feels more coastal, nature-centric, a throwback, like Dunedin, Safety Harbor, parts of Naples, Fort Myers, beach more dunesque, untouched than Siesta Key, alternative, not accidentally happening upon it.
  • Downtowns: Historic downtown Venice super walkable, daiquiri deck, good restaurants, harbor, walk right to Venice Beach. Downtown Wellen multiple restaurants, communal space, non-boatable lake, great place to gather, removes tug to downtown Sarasota.
  • Beaches and Nature: 14 miles coastline, Venice Beach main one off island, Caspersen known for shark’s teeth number one in world, Brohard only dog beach in county, Nokomis Beach, Casey Key below Siesta. Legacy Trail, road biking, walking trails, access to Myakka and river, bigger here than some others.
  • What’s Coming: Sarasota Memorials big push hospitals down here, bring commercial amenities, bigger box stores. Try to experience these towns many ways, day-to-day, charming in 4-day visit like Charleston or Savannah, difference between that and what happens next.
