2. Del Webb Catalina (Lakewood Ranch)
Next up is Del Webb Catalina, an age-restricted 55+ community in northeast Lakewood Ranch. It’s the newest in a long line of respected Del Webb projects, and it's bringing serious heat. We’re talking a 35,000 sq. ft. clubhouse, 70-acre lake, 12 pickleball courts (8 covered), and on-site tennis with pro-level instruction.
Timing is key here. Many of the region’s 55+ options are wrapping up their final phases, so Catalina gives you the rare opportunity to get in early—with amenities ready at launch, not years down the road. And because it sits within the most family-friendly section of Lakewood Ranch, it's a great fit for multi-gen households too.
3. Wellen Park Golf & Country Club
Moving down to southern Venice, Wellen Park Golf & CC is Lennar’s latest golf resort community. If you’ve seen Sarasota National, Babcock National, or Lakewood National, you already know the blueprint: affordability meets jaw-dropping amenities.
Here you’ll find condos under $300K, rental-friendly flexibility, and even estate homes in the $500K–$600K range that would easily cost hundreds of thousands more elsewhere. All of this, wrapped in a coastal, master-planned vibe, just 15–20 minutes from four different beaches.
4. Palmera at Wellen Park
Still within Wellen Park, Palmera fills a key gap. Early phases of this district were attractive, but lacked diversity in home types or amenities. Palmera corrects that by bringing in five different builders—including David Weekley, MI Homes, Neal, Homes by Towne, and ICI Homes.
Add in a golf simulator, full dining, pool, and sports courts, and you’ve got a balanced community where a lot more buyers will find what they’re looking for—especially if other Wellen Park offerings felt like a square peg in a round hole.
5. Skye Ranch (East Sarasota)

6. Wild Blue at Waterside (Lakewood Ranch)
This is your luxury, no-golf country club option. Wild Blue, by Stock Development, sits in southeast Lakewood Ranch and brings custom and semi-custom homes from Stock, Arthur Rutenberg, John Cannon, Lee Wetherington, and others.
Prices range from $1.8M to $7M+, and homes sit on massive lots overlooking expansive lakes. The amenities are still coming online (main clubhouse by 2027), but already planned are a 13-acre sports complex, clubhouse by Clive Daniel’s team, and private lake access. If you want luxury in LWR and can't find it elsewhere—this is your answer.
7. SeaFlower (Western Bradenton)
SeaFlower is possibly the most intriguing long-term play on this list. It’s in coastal Bradenton, above Longboat Key, and it’s being developed on a former flower farm. This community will eventually include 5,000 homes, a commercial district with restaurants, boutiques, and a Publix, and public-style town centers.
Builders like MI Homes, David Weekley, Cardel, and Issa are already involved. While this area has historically been hit-or-miss, the intentionality behind SeaFlower could transform the surrounding landscape—and it’s less than 5 miles to Bradenton Beach.
8. Brightmore at Wellen Park
Brightmore is Wellen Park’s only age-restricted (55+) neighborhood and is being developed by M/I Homes. With paired villas starting in the high $300Ks, this community offers great value, especially for those seeking lower maintenance without skimping on amenities.
Expect pickleball courts, food service, lifestyle events, and close access to the Playmore District and downtown Wellen Park. It’s a smart alternative to Del Webb for buyers who want the area’s beach proximity paired with a more compact 55+ setting.
9. North River Ranch (Parrish)
Located in Parrish, just north of Lakewood Ranch, North River Ranch offers a mini-town experience with schools, shops, and amenities all built-in. Think of it as Lakewood Ranch-lite—less polished, but more affordable.
You’ll find multiple neighborhoods from builders like Neal, David Weekley, Cardel, and Pulte. The big news? A new concept from Del Webb called “Explore”, their first-ever non-55+ resort-style community, geared toward Gen Z and younger families.
10. Rye Ranch (Parrish)
