Introduction


Welcome back to the blog! Today we’re diving into a topic that might ruffle a few feathers—but I think it's worth the conversation. Rather than calling out specific cities like “Don’t move to Miami Gardens because of crime,” I want to take a different approach.


This post isn’t about individual cities—it’s about scenarios. Florida is a massive state, and the goal here is to give you context that applies across the map. So let’s talk about the types of suburbs that could be problematic to buy into over the next five years—and why.


1. Anchoring to the Wrong City


Everyone has different needs, of course. But when you have to pick a home base, it's worth asking: what city gives you access to the most of what you might need? Tampa Bay, for example, checks a lot of boxes. It’s growing, has a central coastal location, two major airports nearby, and it’s not as polarizing as Miami or as far-flung as Jacksonville.


Miami is iconic but expensive and highly segmented. Jacksonville is more affordable but practically southern Georgia. And Orlando? Great for space and affordability, but it's landlocked. Even if you’re looking at smaller cities, the same logic applies. Think about what Sarasota offers compared to a Vero Beach or somewhere in the Panhandle.


Lovely towns all around, but if you care about economic diversity, airports, and access to the rest of the state, certain cities—like Sarasota and Tampa—just offer more. So don’t make the mistake of choosing a great suburb in the wrong metro. A suburb is only as good as what it connects you to.


2. Going Too Far on the Outskirts


Suburbs are already on the outskirts by definition. That’s where you go for more house, newer builds, and planned communities. But there’s a line—and crossing it can lead to some major lifestyle trade-offs. Take Tampa Bay. If you want access to downtown or South Tampa, it makes sense to look at Riverview, Brandon, Apollo Beach. But if you keep going—into Ruskin, Wimauma, or Sun City Center—you start to drift into a no man’s land between Tampa and Sarasota and further from the coast.


The same story plays out to the north. Wesley Chapel is hot right now, but go past that into Zephyrhills and you might save money—but are you now too far from everything? Or let’s look at Sarasota. Lakewood Ranch, once considered “out there,” is now a top-ranked master-planned community. It sits 8 to 12 miles from downtown Sarasota, and people have grown comfortable with that. But keep going northeast into Parrish, and you’re suddenly 10 miles further—and that changes things. Yes, Parrish has value.


The price gap between it and Lakewood Ranch is significant—$675K vs. $420K in some cases. But go beyond that—to Ellenton or deeper into Palmetto—and you're now pushing 30+ miles to the coast. At some point, you’re basically living inland. The value may be there, but the lifestyle trade-offs get more extreme. Florida is a geographically skinny state. Everyone hovers near the water. If you push too far out, you're no longer getting the Florida experience people move here for.


3. Buying Too Early in an “Up-and-Coming” Suburb


There’s no shortage of areas in Florida being hyped as “the next big thing.” North Port, northern Fort Myers, Parrish—they’re all exploding with new construction. But sometimes people buy too early and end up waiting... and waiting. These areas often lack downtowns, infrastructure, and schools equipped to handle the incoming population. Even in Lakewood Ranch, we’ve seen high-end homes being zoned to schools that don’t make sense location-wise. If you're buying in a place that’s “on the rise,” understand this: growth takes longer than anyone expects.


If you're not ready to wait 5 to 10 years for the area to mature, you might be disappointed. In contrast, you could shift your expectations—maybe buy a smaller home in a more established suburb that already has the amenities and infrastructure in place. That might give you the lifestyle you’re after without betting everything on future development.


4. Don’t Make It Weird


You might pick the right suburb, but if you buy the wrong kind of property, you could still be setting yourself up for trouble. Let’s talk villas—those semi-attached, fee-mitigated homes that function like smaller single families. Great concept, especially at $350K to $400K. But when those same villas start pushing $700K to $800K? That gets hard to justify, especially when you could be in a detached single-family for not much more.


Then there’s the coastal proximity trap. People who aren’t from Florida often romanticize the idea of living as close to the water as possible. But if your price point puts you in a tiny 1950s fixer-upper in western Bradenton—or in a condo with $2,000+ monthly fees—it might not be worth the squeeze. Even in higher-end neighborhoods, be careful.


Spending $1.5M with a mid-tier builder who usually sells in the $600K–$800K range? That’s risky. At that level, you need to know what else is available around town and how that price compares historically. The bottom line: don’t let your desire to be in a certain area override good judgment on the specific property. Sometimes, the better financial decision is a smaller home in a more established neighborhood—or waiting for the right fit.
