Understanding Greater Venice vs. Venice Proper
When people say “Venice”, they might just mean the charming Venice Island with its historic downtown, or they could be referring to a greater Venice area that spreads into parts of Nokomis, Osprey Englewood, and even Wellen Park. Essentially, the Venice lifestyle extends beyond city limits:
Venice Island & Downtown: This is the heart of Venice with quaint shops, restaurants, and Venice Beach. Homes here are older and full of character, great for those who love walkability and a small-town feel.
South Sarasota County Communities: Many new neighborhoods just south of Sarasota (in Nokomis, Osprey, and the Venice outskirts) are often considered “Venice” by home buyers. These include resort-style developments and suburban neighborhoods with Venice addresses or in the Venice area.
In short, the “best area” depends on whether you want the old Florida charm of downtown or the modern amenities of new suburban communities. Let’s explore the top neighborhoods mentioned in my video and why they stand out.
Palmera at Wellen Park – Family-Friendly & Up-and-Coming
Palmera is a brand-new neighborhood in the Wellen Park district of Venice. Wellen Park itself is a huge master-planned community often called “the future of Venice living.” Here’s why Palmera is special in my eyes:
Master-Planned Lifestyle: Palmera is part of Wellen Park, which means residents will enjoy planned amenities like parks, trails, and even a new downtown area (Downtown Wellen) with shops and dining. It’s like having a small city within Venice.
Family-Friendly: This neighborhood is designed with families in mind. There’s plans for future walkable school campus' nearby, and plenty of outdoor recreation like playgrounds and sports courts. The vibe is safe, gated, and community-oriented.
Variety of Homes: Multiple builders (M/I Homes, David Weekley, etc.) are building in Palmera, offering a mix of single-family homes and villas. Whether you’re a first-time buyer or moving up, you can find something that fits your needs.
My take: If you want new construction and don’t mind being a bit inland (about 15-20 minutes drive to the beach), Palmera offers great value. You get modern homes and the excitement of a growing area. It feels like the best area for those who prioritize new amenities and a tight-knit community over immediate beach access.
BeachWalk by Manasota Key – Beach Proximity & Resort Vibes
Do you dream of living near the beach? BeachWalk by Manasota Key might be calling your name. This gated community, developed by DiVosta (Pulte Homes), sits in Englewood just south of Venice – and it’s only about 2.5 miles from Manasota Beach! Here’s what I love about BeachWalk:
Beach Lover’s Paradise: True to its name, BeachWalk is all about coastal living. You can hop in the car (or on a bike) and be on the Gulf of Mexico shore in minutes. For those who prioritize sunsets and sand, this area is unbeatable.
Resort-Style Amenities: BeachWalk offers a vacation-at-home atmosphere. The community features an expansive clubhouse, resort-style pool, fitness center, pickleball and tennis courts, and even on-site restaurants and a bar. It’s like living in a high-end resort.
Active Social Scene: This neighborhood attracts a lot of active adults and retirees (and it’s not strictly 55+, so all ages are welcome). There are always community events, clubs, and activities. Neighbors cruise around in golf carts and gather for sunset happy hours.
My take: BeachWalk is one of the best areas to live if your happy place is by the water. You’ll trade a little distance from downtown Venice/Sarasota proper for immediate beach proximity and a fun, resort-like lifestyle. Every day feels like a tropical getaway here.
Talon Preserve on Palmer Ranch – Between Sarasota and Venice
Talon Preserve is another fantastic community often mentioned in the Venice area mix. Technically, it’s in Nokomis (on the northern edge of what locals consider greater Venice) and part of the Palmer Ranch master plan. I think of Talon Preserve as a sweet spot between Sarasota and Venice, both in location and lifestyle:
Prime Location: Talon Preserve sits about halfway between downtown Sarasota and downtown Venice. That means you can enjoy the culture and dining of Sarasota and the beaches and charm of Venice with equal ease (roughly 15-20 minutes to each). For commuters or those who like visiting both cities, this location is gold.
Resort Amenities Galore: As a DiVosta (Pulte) community, Talon Preserve is packed with amenities. We’re talking a huge clubhouse, fitness center, resort-style pool, pickleball courts, walking trails, and even a kayak launch. It’s built for an active lifestyle – you’ll never be bored here.
Natural Surroundings: The community backs up to Oscar Scherer State Park and other preserved lands, so there’s a lot of green space. I’ve found it has a more tranquil feel – you might see sandhill cranes or catch beautiful lake views on your evening strolls.
My take: Talon Preserve is ideal if you want new construction with a nature twist. It’s one of the best areas for those who crave amenities but also value a quiet, scenic environment. Plus, living here gives you a “dual citizenship” feeling – you’re part of both the Sarasota and Venice scenes.
Esplanade (at Wellen Park) – Luxury Resort Living
When you hear “Esplanade,” think luxury resort lifestyle. Esplanade at Wellen Park is a highly anticipated community by Taylor Morrison in the Venice area. (If you’ve seen Esplanade communities elsewhere, you know they’re top-notch.) Here’s why Esplanade deserves a shout-out:
Upscale Amenities: Esplanade neighborhoods are known for going above and beyond. Plans for Esplanade at Wellen Park include a lavish clubhouse, pool with cabanas, full-service spa, fitness and wellness programs, pickleball and tennis courts, and even a poolside Bahama bar. It’s like living in a country club without the golf.
Active Lifestyle Programming: One unique aspect is the lifestyle director and organized activities. Residents will have social clubs, fitness classes, events and outings arranged for them. If you’re the kind of person who wants to make friends and stay busy, Esplanade fosters that sense of community.
Quality Homes: Taylor Morrison is building the homes, and they tend to offer elegant designs and high-end finishes. You’ll find a range of single-family homes and possibly villas, often with Mediterranean architecture and open floor plans.
My take: Esplanade at Wellen Park (set to open around January 2026) is poised to be one of Venice’s premier areas to live for those seeking a resort-like, social lifestyle. It will likely attract retirees and active adults who want that luxury feel. If you can be patient for it to fully develop, it could be the best area for upscale living in Venice’s future.
Vistera of Venice – Neal Community Charm
Vistera is a newer community in the Nokomis/Venice area master-developed by Neal Communities, a local builder with a great reputation. Vistera often flies under the radar, but I think it’s a gem, especially for folks who want something a little smaller-scale:
Coastal Craftsman Vibe: Neal Communities has a signature style – think coastal and craftsman elements that feel very “Florida cozy.” Vistera’s homes reflect that, with beautiful design touches and quality construction. It’s not cookie-cutter; there’s a personal feel to the neighborhood. You will also be able to choose David Weekley Homes or M/I Homes for even more abundance.
Intimate Size: Compared to gigantic master plans, Vistera is more modest in size. Some people prefer that – it’s easier to get to know your neighbors, and the amenities (like the community pool, clubhouse, and fitness center) aren’t overrun with crowds.
Convenient Location: Vistera is located just off Laurel Road near I-75 (north end of Venice area). That gives residents quick access to I-75 for travel, and it’s only about 10 minutes to Nokomis Beach or Venice Beach. You also have everyday shopping and dining nearby on Laurel and Pinebrook.
My take: Vistera of Venice is one of the best areas for buyers who value quality and a sense of community over sheer size. It offers a quieter lifestyle with the benefits of new construction. If you appreciate a reputable builder like Neal and want a friendly neighborhood feel, keep Vistera on your shortlist.
Other Notable Areas to Consider
Aside from the big names above, there are a few “other” areas in Venice worth mentioning, depending on what you’re looking for:
Downtown & Island of Venice: For those who want old-world charm, living on Venice Island or nearby gives you walkability to cafes, the theatre, and Venice Beach. You won’t get a ton of gated communities or new homes here, but the trade-off is the unique character and a beachy, small-town vibe that’s hard to beat.
Grand Palm & Established Communities: Grand Palm is a well-established resort-style community in Venice that many love, with tons of amenities and nature trails. There are also neighborhoods like Venice Golf & Country Club, Pelican Pointe, or South Venice (with its own deed beach ferry) that offer different lifestyles (golf, no HOA, etc.).
South Venice & Englewood (Non-HOA options): If you’re the DIY type who wants land or no deed restrictions, areas like South Venice or parts of Englewood offer homes where you can park your boat or RV, often at lower prices. You sacrifice community amenities, but you gain freedom and still stay close to beaches.
My take: “The best area to live in Venice” truly comes down to your priorities. Love modern homes and amenities? Look at places like Palmera or Talon Preserve. Crave the beach above all? BeachWalk or an island cottage might speak to you. Want upscale resort living? Esplanade is on the horizon. Venice, Florida has a bit of everything – and that’s what makes this area so special.
