Beachwalk is located just 2.5 miles from the beach, and in rare fashion, it's golf cart accessible all the way there. It's one of the most southern-positioned communities in the region and gives you direct access to Venice Island and surrounding beaches.


Talon Preserve, on the other hand, sits just north of Venice Island, offering a straighter shot to Sarasota while still giving you proximity to Venice and Casey Key. It’s a “best of both worlds” scenario in terms of geography.


Both communities focus on a balanced lifestyle—offering multiple collections, floorplans ranging from villas to large single-family homes, and great amenities. Think resort-style pools, food and beverage services on-site, kid-friendly areas, and more—all without age restrictions or mandatory golf memberships.

3. Esplanade at Wellen Park (Englewood)


If you’ve been waiting for Taylor Morrison to bring their full Esplanade experience to this area—this is it.

Esplanade at Wellen Park sits just south of the Playmore District, near the old Myakka Pines Golf Club in Englewood.


The big news? This is the first true Esplanade resort-style development in this section of Florida, opening for sales around January 2026. The homes will range from ~1,500 to ~3,000 square feet with products like the Roma, Ibis, Lazio, Pallazio on lot sizes ranging from 45’ to 62’.


And as you’d expect from Esplanade: massive clubhouse, resort pool, bar/café, walking trails, and more. You even have rumors of reciprocal golf access if the Myakka Pines course gets restored—a move that could make this community an unbeatable hybrid of affordability and luxury.


This one fills a gap in the market. If you’ve loved what Taylor Morrison has done in other parts of Sarasota County, this may be the one to wait for in southern Sarasota County.


4. Vistera of Venice (North Venice)


Tucked into North Venice, right near Nokomis and just below Sarasota, Vistera of Venice is a quieter—but very well-balanced—option.


This isn’t a peacock community. It doesn’t scream for attention. But that’s part of the appeal. You’re not far from Sarasota, Central Venice, or the beach, and you get respected builders like David Weekley, M/I Homes, and Neal all in one place.


There’s a mix of villas and single-family homes, solid amenities like pools and trails, and likely a median home price hovering in the $500s to $600s.


This is the kind of neighborhood that gives you access to everything without going too far upscale—or too far off the radar. Clean, central, and easy to visualize yourself living here whether you’re retired, working remotely, or anywhere in between.


5. Everly, Lakespur, Wellen Park Golf & Country Club… and More


Let’s close out with a rapid-fire list of other interesting spots that didn’t quite fit into the top four but are very much worth watching:


Everly at Wellen Park – A full custom community with builders like Homes by WestBay and Lee Wetherington. Ideal if you want a higher-end home but still want to be in the Venice area—not mid-Sarasota or Lakewood Ranch.


Lakespur – One of the most affordable new construction options in Wellen Park, near the new school. Great for budget-conscious buyers who still want access to a newer community with walkability and location perks.


Wellen Park Golf & Country Club – Think of this as the next-gen version of Sarasota National: deeded golf, low-maintenance homes, and lots of flexibility for part-time or seasonal residents.


Oak Bend by Toll Brothers – A smaller floorplan version of Solstice or the Isles at Lakewood Ranch, giving you Toll Brothers quality in a more attainable package. Great if you’re six months out and looking for a higher-end builder option.
