The next major opportunity is the Southeastern Lakewood Ranch expansion—a 5,000-unit district where Pulte is expected to build at least 1,000 homes. With room to build over several years, this expansion may represent one of the safest bets in all of Southwest Florida for long-term growth and availability.

Pulte’s advantage comes not just from geography but also from having multiple brands, each serving a clear purpose:

  • Del Webb: age-restricted 55+ communities with top-tier amenities.
  • DiVosta: lifestyle-rich, amenity-driven neighborhoods.
  • Centex: more affordable entry-level homes.


The key to success is aligning with what each brand does best. Families needing schools and space may lean toward Pulte Homes, while retirees looking for instant community often find Del Webb ideal. Problems arise when buyers overspend with the wrong builder or select locations that don’t fit their lifestyle.


Current Opportunities and Considerations

Right now, buyers can often find strong incentives on mid-size Pulte models in Sarasota, keeping total costs in the $500–600K range rather than the $700K–800K levels that were common in the past. Staying in that sweet spot offers value while avoiding overspending on oversized homes or undersized villas.

Coastal opportunities are also worth a second look. Neighborhoods just a few miles from the Gulf, such as SeaFlower or BeachWalk, may offer long-term appreciation simply because land that close to the water is increasingly scarce.

Looking ahead, the southeastern Lakewood Ranch expansion stands out. Early releases there may provide significant appreciation potential, much like Waterside did in its first phases.
