North River Ranch


North River Ranch is a sprawling, master-planned community that already feels like a small town of its own. Multiple builders — including Cardel Homes, Homes by WestBay, David Weekley Homes, Neal Communities, and Pulte — offer a wide range of new construction here. You’ll find single-family homes, townhomes, and even villa-style duplexes, with prices generally starting in the mid-$300s and going well into the $800s. This place is very all-ages — young families, working professionals, and active retirees all live here.


Geographically, North River Ranch sits just off U.S. 301 in the northeastern quadrant of Parrish, putting you about 30 minutes from downtown Sarasota, 25 minutes from Bradenton, and less than 45 minutes to Tampa. It’s also only a few minutes from I-75, which makes getting north or south on the Gulf Coast a breeze.


North River Ranch is super focused on lifestyle. You’ve got miles of biking and walking trails, multiple amenity campuses with pools, fitness centers, playgrounds, and a dog park. There’s even a bike-share program and community-wide high-speed internet. A new central hub called Camp Creek is also on the way, adding even more resort-style amenities. There's a planned Publix, retail, restaurants, and even a new hospital nearby. One thing to note: this place is still growing fast, so ongoing construction is part of the deal. Also, HOA and CDD fees are part of the equation, but you’re getting a ton of community features in return.


Rye Ranch


Rye Ranch is one of the newest master-planned communities in Parrish, and it’s bringing a blend of modern amenities with a front-porch kind of vibe. The plan calls for about 3,500 homes total, and while Lennar is a lead builder, others like the Coulter Group and D.R. Horton are in the mix too. This one is tucked in the eastern stretch of Parrish, a bit more removed than some other communities — near Rye Road and Rutland Road. That puts it in a slightly more rural setting, about 35 minutes from downtown Sarasota and 30 minutes from Lakewood Ranch or Ellenton. It’s a great middle-ground for people who want peace and space without totally sacrificing proximity to city conveniences.


The list of planned amenities is long: eleven different amenity centers, parks, trails, e-bike stations, playgrounds, pickleball courts, bocce, cornhole, and more. There’s even a community barn called The Grange for events and social hangouts. Rye Ranch is also expected to have a new elementary school right in the community. This development is located at the northern edge of Parrish, just off Buckeye Road near the I-75 interchange. That makes it one of the most commuter-friendly spots on this list — with incredibly quick access north to Tampa or south to Bradenton, Lakewood Ranch, and Sarasota. You’re also just a short drive from the newer commercial growth happening in North River Ranch and Ellenton.


Oakfield Lakes has a community hub called The Grove with a resort-style pool, splash pad, playground, and dog park. Over in Oakfield Trails, the Harvest Club raises the bar: lagoon-style pool with slides, full fitness center, clubhouse with restaurant and bar, and a full-time Lifestyle Director. The Trails section does come with an extra membership fee for those added perks, so it’s something to consider. Oakfield’s location is another plus — it’s close to I-75 and U.S. 301, making it a commuter-friendly option. One potential downside is the sheer size — this is a multi-year build-out with plenty of construction ahead. But if you’re looking for variety and convenience, Oakfield is one to watch.


Seaire


Seaire is Parrish’s first-ever lagoon community, and it brings that tropical, vacation-style living into a suburban setting. Think resort meets master plan. The centerpiece of the community is a massive 4+ acre crystal lagoon — complete with beaches, cabanas, a swim-up bar, and space for kayaking and paddleboarding. Builders here include Dream Finders Homes, Lennar, D.R. Horton, DRB Homes, and Perry Homes, so you’ll get a broad range of styles and price points. Homes start in the high $200s for townhomes and run into the $700s for larger single-family residences.


Geographically, Seaire sits just off Moccasin Wallow Road in the northwest corner of Parrish, just west of North River Ranch. It’s incredibly close to the I-75 entrance, which puts you about 30 minutes from downtown St. Pete and 45 minutes to Tampa International Airport — a big deal for remote workers, frequent flyers, or anyone wanting more access to the northern side of the metro.


Beyond the lagoon, Seaire includes walking trails, fitness stations, dog parks, playgrounds, and pocket parks. One of the cooler features is the planned on-site shopping and dining district — residents will be able to golf cart or walk over to shops, restaurants, and services right outside their door. Del Webb BayView


Del Webb BayView is Parrish’s 55+ option and a standout in its own category. This gated, active adult community is designed for low-maintenance living and packed with resort-style amenities. There are about 950 homes planned here, with floorplans ranging from cozy 1,400-square-foot villas to over 3,300-square-foot single-family homes. Everything is single-story, lawn care is included, and pricing runs from the high $300s into the $600s depending on size and finishes.


BayView is just a few minutes north of North River Ranch, sitting in northeast Parrish close to U.S. 301 and Erie Road. You’re tucked away from the busier areas but still less than 15 minutes from Ellenton shopping and just over half an hour to Sarasota’s beaches. It’s a sweet spot for retirees who want serenity without being too remote from healthcare, dining, or entertainment.


At the center of it all is the Driftwood Club, a huge clubhouse featuring a fitness center, resistance pool, spa, café, restaurant, and outdoor bar. There are pickleball and tennis courts, a community garden, amphitheater, kayak launch — and a full-time Lifestyle Director keeping the events calendar packed. It’s got all the Del Webb touches, but in a more laid-back, coastal-feeling location. HOA fees are higher than your typical community, and there’s no on-site golf course, which might matter to some. But if you’re 55 or older and looking to live where every day feels like a getaway — this one checks all the boxes.
