Introduction


On what was once a sprawling flower farm in West Bradenton, a new coastal village is coming to life. SeaFlower is an ambitious 1,175-acre master-planned community transforming former gladiolus fields into a walkable neighborhood by the bay. Instead of generic suburbia, SeaFlower is designed to evoke the charm of old Florida towns – think front porches, tree-lined streets, and neighbors who know each other. This is a grounded look at what life in SeaFlower in 2025 is really like, from its location and layout to the homes, amenities, and what the future holds.


Geography and Setting


SeaFlower is tucked into southwest Bradenton, on the coastal mainland just east of Anna Maria Island. The property lies south of Cortez Road West (a main east–west artery to the beaches) and stretches roughly from around 86th Street West toward the IMG Academy area to the east. In practical terms, that means you’re only a few miles from the Gulf of Mexico’s beaches — hop in the car, and you can be on Anna Maria Island or Coquina Beach in about 10 minutes. Downtown Bradenton is a short drive northeast, and Longboat Key and Sarasota are within easy reach as well.

Despite its sizeable footprint, SeaFlower isn’t isolated. It’s woven into the fabric of West Bradenton, with easy access to daily essentials. Cortez Road is lined with restaurants, shops, and grocery stores — and soon, a brand-new Publix will open inside SeaFlower itself. Multiple access points are being planned to connect the community to surrounding roads, and once inside, the layout is being designed for internal walkability. You’ll be able to bike, golf cart, or walk to just about anything.


Community Design and Lifestyle


SeaFlower’s vision is to feel like a coastal village, not just another neighborhood. Homes will feature front porches, garages in the rear, narrow, tree-lined streets, and a network of trails and green spaces. Rather than gates and fences, it’s meant to be an open, social community where everything flows together — classic Florida feel with modern planning.


The heart of the community is the future Village Center — anchored by a full-size Publix and a cluster of small shops, restaurants, and outdoor gathering spots. It’s designed to be a place you can actually walk or golf cart to for daily errands or a coffee run.


SeaFlower will also offer resort-style amenities for residents. The Garden Club — the main amenity campus — will include a zero-entry pool, clubhouse with co-working space, yoga lawn, event lawn, pickleball courts, a fitness center, and an amphitheater. This is where neighborhood events, live music nights, and casual weekend hangs will happen.


A 2.5-mile multi-use trail winds through the entire development — ideal for walking, jogging, or biking, and parts of it will pass by wetlands and preserved nature areas. Pocket parks, playgrounds, and a dog park are all part of the plan, creating a lifestyle that encourages outdoor living and neighborly connection.


Builders and Home Styles


SeaFlower isn’t a single-builder community — five well-known builders are participating:

  • Pulte Homes: Offering bungalow and cottage-style homes starting in the $400s. Pulte’s lineup includes flexible spaces, rear-load garages, and optional ADUs (casitas or garage apartments).
  • David Weekley Homes: Building one- and two-story homes with smart, livable floorplans. Prices start in the mid-$400s to high $500s, with thoughtful design and options for customization.
  • Cardel Homes: Known for quality builds with architectural detail. Homes start in the $500s, and many offer options for multi-gen living like garage apartments or guest suites.
  • M/I Homes: Providing townhomes and villas — more affordable, lower-maintenance homes that still offer access to all community amenities.
  • Issa Homes: Focused on larger, high-end single-story estate homes. Prices begin in the $1.2M+ range. If you're after luxury without sacrificing charm, this is the builder to watch.


Styles across the board include West Indies, coastal, Craftsman, and modern farmhouse. Color palettes lean light and beachy — expect white exteriors, metal roofs, and welcoming porches throughout the neighborhood. Every home site is zoned for an ADU, giving owners the option of adding a guest house or income-producing unit in the future.


Future Phases and Long-Term Plan


Phase One of SeaFlower is now underway, covering roughly 400 acres with 1,000+ homes, the initial Village Center, parks, trails, and amenities. Model homes are set to open in 2025, with move-ins beginning shortly after.


Looking ahead, SeaFlower will unfold in multiple phases over the next 10+ years. At full build-out, the plan calls for:

  • Roughly 4,000 residential units (single-family, villas, townhomes, and apartments)
  • A full-service Village Center with shops, restaurants, and gathering spaces
  • A 250-room hotel
  • More than 350,000 square feet of commercial space
  • Extensive trail systems, preserved wetlands, and multiple parks


There will also be new internal roads, improvements to Cortez Road, and expanded infrastructure to match the community’s growth. The Lake Flores Trail will continue to grow with each phase, and future additions like a nature preserve, additional lakes, and satellite amenity spaces are all in the works.


In short, SeaFlower isn’t just a neighborhood — it’s an evolving, full-scale community with room to grow and breathe. Early buyers will be joining in the foundation of something new, but designed with roots in what people have always loved about Florida: walkability, water, community, and charm.
