West of Trail isn’t just a location—it’s a feeling. In Sarasota, the phrase refers to a cluster of older, established neighborhoods tucked between U.S. 41 and Sarasota Bay, stretching from just below downtown all the way south to Phillippi Creek. For decades, this area has quietly attracted architects, doctors, creatives, and multi-generational families with its shaded streets, architectural variety, and close proximity to both the water and the best of city life.


In this blog, we’re walking you through the best residential neighborhoods West of Trail—not from a sales perspective, but from the lens of someone who knows exactly how each one lives, feels, and flows. Laurel Park


At the north end of West of Trail, Laurel Park is Sarasota’s historic gem. Located just south of downtown, it’s known for its 1920s-era cottages, tree-lined streets, and walk-to-anywhere vibe. While technically just east of U.S. 41, it functions like a gateway to West of Trail life.


Laurel Park has been lovingly restored over the decades and has a distinct charm—wood-frame bungalows with deep porches, wild parrots in the trees, and small, hidden courtyards. People love it here because it feels like a real neighborhood: locals walk downtown for coffee, ride bikes to the farmers market, and catch movies at the art house cinema down the street.


Homes range from small cottages starting in the mid-$500s (often needing work) to fully renovated or newer homes that can cross the $1 million mark.


Hudson Bayou & Bungalow Hill


Just below Laurel Park, this area curves around the Hudson Bayou inlet and includes one of Sarasota’s rare hills—Bungalow Hill. These neighborhoods are some of the oldest in the city, and the architecture reflects that: early 1900s Craftsman homes, Spanish-style villas, and bayou-front homes tucked into the natural curve of the land.


You’ll find historic homes that have been updated with modern interiors, but the streets still feel like a throwback. Narrow lanes, heavy tree cover, and lush yards make it feel secluded, despite being minutes from downtown. Bayou-facing homes and high-elevation lots are especially coveted. It’s hard not to fall in love with this corner of Sarasota.



Smaller homes sell from the $800Ks; bayou-view or larger properties easily hit $2–4 million.


Harbor Acres


This is one of Sarasota’s most established, prestigious neighborhoods. Tucked just west of Sarasota Memorial Hospital, Harbor Acres runs along Sarasota Bay and features deep-water homes with room for boats and wide views across the water.


You’ll find a mix of old ranch homes, mid-century houses, and new luxury estates with dramatic modern lines. The streets are wide and shaded, and despite its central location, it feels quiet and upscale. Some locals refer to it as “Doctors’ Acres” due to its early popularity among physicians working nearby.


Prices start around $1 million and stretch into the $5–8 million range for prime bayfront homes.


McClellan Park


Just inland from Harbor Acres, McClellan Park feels like a storybook neighborhood. Curved streets, grassy medians, and banyan trees give this pocket a Northern coastal feel—almost like something you’d see in Cape Cod.


The neighborhood was developed by two sisters in 1916 and was considered Sarasota’s original “garden district.” Homes vary widely in style and size—Spanish revival cottages, Colonial-style homes, and a few thoughtful modern builds tucked into the mix.


McClellan Park isn’t flashy, but it’s incredibly charming. You can walk to Southside Village and Southside Elementary. Smaller homes sell in the $900Ks; larger or fully updated homes often range from $2–3 million.


DeSota Park


Bordering McClellan Park to the north is DeSota Park, one of Sarasota’s original estate districts. This neighborhood has a quieter footprint but big character—stately 1920s homes on wide lots with manicured gardens, old palm trees, and Mediterranean flair.


DeSota Park feels like it was frozen in time—in a good way. Decorative streetlamps, original tilework, and old-world details are still in place throughout many of the homes. While some newer homes have been added, the area has retained its historical identity.


Prices range from the high $900Ks for mid-century homes up to $3+ million for larger estates.


Southside Village Area (aka The Flower Streets)


This isn’t a neighborhood in the traditional sense, but a patchwork of smaller subdivisions clustered around the Southside Village shopping district. Streets like Magnolia, Hibiscus, and Bougainvillea make up what locals refer to as the “Flower Streets.”


Homes here are mostly mid-century ranches or cottages, though you’ll also find some 1920s homes and newer builds that blend in with the vibe. The proximity to Morton’s Market, Libby’s, and Southside Elementary makes this area wildly popular with families and those who want walkability without giving up a private yard.


Prices range from the $600Ks for smaller homes to over $2 million for larger, renovated properties or new construction.


Cherokee Park


A little further south, Cherokee Park feels like the greenest, most tranquil version of West of Trail. The lots are large, the trees are massive, and the homes are a mix of stately and stylish. Some of Sarasota’s best custom homebuilders have worked here.


You’ll find original 1920s homes, mid-century moderns, and sleek coastal contemporaries. A handful of homes have direct waterfront or canal access, but even the interior homes offer incredible curb appeal and privacy.


Cherokee Park is zoned for Southside Elementary and is close to both downtown and Siesta Key. Expect prices to start above $1 million and top out around $5 million for waterfront properties.


Granada


This neighborhood lies just south of Siesta Drive and feels like one of Sarasota’s best-kept secrets. Developed in the 1920s, Granada has retained its quiet, tucked-away charm. Streets are named after Spanish destinations, and many original homes still stand—though newer builds have started popping up in recent years.


It’s incredibly convenient: you can walk to Publix, grab a coffee, or bike across the bridge to Siesta Key. Yet it doesn’t feel commercial. The neighborhood has a calm, almost hidden energy to it.


Homes here vary quite a bit—smaller mid-century homes start in the $700Ks, while larger lots and newer builds can fetch $1.5 million or more.


Oyster Bay


As you head into South Sarasota, Oyster Bay is a standout for those who want privacy, luxury, and a strong sense of place. Centered around the historic Field Club (a private waterfront social club and marina), this neighborhood features winding roads, bayfront homes, and oversized lots.

Some of the original ranch homes remain, but many have been replaced or expanded into sprawling estates. There’s no real commercial presence here—it’s residential, peaceful, and feels like a tucked-away retreat.


Homes start in the $1 million range and can easily surpass $5 million for bayfront properties.

West of Trail offers walkability, natural beauty, proximity to the water, and a timeless aesthetic that’s hard to recreate.
