If you're moving to Sarasota and want a new construction home—but the idea of living in a 10,000-home mega-development makes your eyes glaze over—you’re not alone. Not everyone wants the full-on master-planned experience with roundabouts every 50 feet and a town center built from scratch. Some people just want something new, in a good spot, that doesn’t feel like a miniature city. That’s where these three neighborhoods come in: Skye Ranch, Grand Park, and Artistry.


Each one is tucked into the central Sarasota area—so you're not out in the middle of nowhere, and you don’t need to drive 30 minutes just to find a grocery store. They’re new, they’re thoughtfully built, and they offer a different kind of vibe than the sprawling stuff to the north or south. Here’s how they break down.


Skye Ranch


Skye Ranch is one of the few communities in east Sarasota that actually feels like it was designed with locals in mind. You’ve got all the typical new construction stuff—brand-new homes, modern finishes, energy-efficient builds—but it’s wrapped in a layout that keeps things calm. There’s a ton of green space, nature trails, and even a pretty massive amenity campus. But the cool thing is it still feels like a neighborhood, not a theme park.


It’s on Clark Road, east of I-75, so you're far enough out to have breathing room, but still close enough to hit downtown or the beach without a mission. Multiple builders have projects here, so there’s a mix of options—ranging from single-family homes to paired villas. Families like it because of the upcoming on-site school, and active adults are into the Esplanade section with its own pool, fitness center, and social calendar. It’s quiet, it’s spacious, and it’s not trying to be the next Lakewood Ranch.


Grand Park


If you want something that feels cozy but still gives you the shiny new house you’re after, Grand Park is probably worth a look. It’s built by Neal Communities, and they leaned hard into the park-like feel—lots of trees, nice landscaping, winding streets. It’s one of those places where the homes don’t all look identical, and it feels just a little more lived-in, even though everything is new.


It’s also super central. You’re just off Clark Road again, and it’s one of the easier drives into downtown Sarasota or over to Siesta Key. The homes here lean traditional Florida—mostly one-stories, some maintenance-included options, and a good range of sizes. The community has its own clubhouse, pool, pickleball, and walking trails, but it’s not trying to be a resort. It’s a real neighborhood—quiet, relaxed, and just upscale enough to feel like you made a good decision.


Artistry


Artistry is the most modern-feeling of the three. Built by Kolter Homes, this one leans contemporary—think big windows, clean lines, open layouts, and a little more architectural flair than you normally see in Sarasota. It’s gated, low-density, and feels a bit more “design-forward” without being stuffy.


Location-wise, you’re in that same east Sarasota pocket, just off Palmer Blvd near Lorraine. Super close to Rothenbach Park and not far from the UTC area, but also tucked away enough to be peaceful. The clubhouse is nice, the pool has a lake view, and the whole vibe here is very “private retreat”—but with good Wi-Fi. It attracts professionals, part-timers, and folks who want something polished but not over-the-top.


Wrapping It Up


So if you’re trying to land somewhere in Sarasota where the house is new but the community doesn’t feel like a theme park—Skye Ranch, Grand Park, and Artistry all give you slightly different versions of that. You get location, thoughtful design, and some breathing room, without the full-blown master-planned experience.
