Introduction


If you’ve been trying to make sense of Lakewood Ranch, Florida—whether you're just hearing the name for the first time or you've been researching for years—this blog is for you. Based entirely on a deep-dive walkthrough, we’re going to cover all 52 current and future communities across the four major districts of Lakewood Ranch: Central, Northwest, Northeast, and Southern (Waterside). We’ll break down new construction, resale-only, and what’s still coming, all in one continuous, context-rich piece.


Central / Original Lakewood Ranch


Lakewood Ranch began with Summerfield in the 1990s, featuring homes with mature landscaping, lower HOA fees, and an old-school vibe. Riverwalk followed, offering similar resale opportunities, and then Greenbrook brought in a more modern layout with open floor plans that became wildly popular for their time. All three offer great value as resale-only options today.


Country Club West and Country Club East introduced gated, golf-centric living—West being older, East bringing newer construction from builders like Neal Signature, Stock, and Cardel. Edgewater is a hidden gem with a walkable location to Main Street and even some lakefront condos. Then there’s The Lake Club, which is as upscale as it gets—meticulous landscaping, mixed architectural styles, and homes up to 10,000 square feet.


The Isles by Toll Brothers follows just south with elegant, well-built homes and a more approachable price point than The Lake Club. Monarch Acres and Waterbury Park are smaller boutique options offering estate-level construction—think John Cannon and Neal Signature—with fewer than 10 homes in some cases. Del Webb Lakewood Ranch was the first 55+ active adult neighborhood here, offering resort-style amenities with zero-maintenance living. And Stillwater, by Lennar, rounds out this section as a new, more affordable option in the area, with the appeal of being close to schools, parks, and Sarasota County amenities.


Northwest Lakewood Ranch


This area really put Lakewood Ranch on the map post-2010, thanks in large part to strong online visibility and a rush of new family-centric neighborhoods. Palisades and Bridgewater offer affordability from DR Horton and Lennar respectively, while Harmony mixes in townhomes and investment appeal.


Esplanade Golf & Country Club brought the deeded-golf lifestyle into the mainstream here, with Taylor Morrison delivering amenities on steroids. Central Park, despite its central name, fits here too—gated, with a huge park and ideal for families.


Aurora (Lennar) and Avalon Woods (Ryan Homes) are newer builds bringing affordability and energy efficiency to the table. Indigo by Neal Communities and Savanna by Meritage followed, offering more lakes, trails, and solid floor plans. Mallory Park by DiVosta was one of the most family-driven communities ever seen, walkable to schools and loaded with character. Arbor Grande added a gated, lawn-included lifestyle with direct access to Bob Gardner Park, while Woodleaf Hammock brought in villas and townhomes with a peaceful backdrop.


Northeast Lakewood Ranch


This quadrant mirrored the growth of the Northwest but at a later stage. Esplanade at Azario was Taylor Morrison’s evolution of their golf resort concept—same luxury, newer designs. Park East at Azario (now Monterey) by Toll Brothers added more spacious homes and fewer fees, while townhomes at Azario gave more affordable access to the lifestyle. Lorraine Lakes by Lennar quickly became a family magnet with restaurant-style amenities, playgrounds, and loads of water views. Sapphire Point by Pulte, Polo Run, and Lakewood National (golf-centered with condos and coach homes) all came in succession.


Calusa Country Club is Lennar’s next iteration of Lakewood National with updated course designs. Solera by DR Horton focuses on affordability and simplicity, while Cresswind from Kolter targets the 55+ crowd with full lifestyle programming. Sweetwater by M/I Homes and Star Farms by DR Horton are still actively selling—Star Farms being a master project with sub-communities and everything from family to 55+ to luxury custom homes. Saddlestone, Palm Grove, and Del Webb Catalina are future additions, with Catalina positioned to be a next-gen version of Del Webb LWR with over 1,300 homes and a huge amenity campus.


Southern / Waterside District


This district is entirely in Sarasota County and home to Waterside—the lakefront urban hub of Lakewood Ranch. Shoreview by Pulte kicked it off, offering custom-feel single-family homes with water views and quick access to Waterside Place. LakeHouse Cove followed with custom and semi-custom homes, a kayak launch, and pedestrian bridge to the town center. Windward by Neal brought in two resort pools and proximity to the polo fields, while Avanti, also by Pulte, brought townhomes and entry-level price points into the mix.


The Alcove by Neal Signature is a boutique offering with no amenities but luxury lakefront homes. Emerald Landing by David Weekley added central living-style homes with a cool modern edge. Nautique by M/I introduced affordable townhomes near Waterside Place, while Kingfisher Estates brought back full custom, lakefront estates by John Cannon. Wild Blue, a massive lake-based project by Stock Development, is expected to rival The Lake Club in exclusivity. Bungalow Walk, Shellstone, and Monterey are the final newer additions—each offering their own twist, from coastal bungalows to upscale villas to large single-family homes.


What’s Next


The southeastern expansion of Lakewood Ranch is officially underway. Over 5,000 homes are planned across seven new villages just south of University, with new roads, parks, and even more builder diversity. This ensures that Lakewood Ranch’s future remains just as dynamic as its past.
